Minimum Energy Efficiency Standards for Rented Property

On 1st April 2016 the first phase of changes for the Minimum Energy Efficiency Standards for Rented Properties comes into force.  Tenants will be able to make a request to their landlord to allow changes to the rented property to make energy efficiency improvements.  Tenants have the responsibility of finding the funding to make these improvements.  Find out more.....

From 1st April 2018 private rented properties will need to achieve at least a band E on an EPC.  This will impact all new lets and renewals from that date onwards.  Properties with an EPC below an E cannot be let from this date and a £4,000 fine will be applicable.  Find out more....

Check if you already have an EPC

EPCs are valid for 10 years.  Don't pay for another EPC if you aready have one! You can check if there is already an EPC for your property using a Post Code Search on the EPC Register and download the EPC.  Follow this link use the Retrieve Report Using Property Address tab.

Bristol Idea is an independent, professional, friendly company who have been producing domestic Energy Performance Certificates since 2008.  We are a family run business.  Your Domestic Energy Assessor (DEA) will be accredited with Elmhurst Energy.  This means peace of mind as the DEA is Criminal Bureau checked and insured.  Elmhurst Energy monitor their accredited DEAs closely.

When do I need an EPC?

An EPC is needed :
To sell or rent out a property.  You need to commission an EPC before putting your property on the market.  The EPC must be available within 7 days of the property being marketed.  EPCs for both sale and rent are valid for 10 years.  If you already have one, for example in a Home Information Pack from when you bought your property, then you can re-use it.

When installing photovoltaic panels (PV) on your roof and claiming the Feed In Tariff (FIT) at the higher rate.  Your property will need to achieve a Band D or above before the panels are installed.  An EPC will need to accompany your application and it must be dated before the installation.  Older detached properties with solid walls, for example, often struggle to achieve a band D and additional work to achieve the band D may be required in advance of the panel installation.    Find out more.....
